Central AC or Ductless Mini-Split? A Vancouver Homeowner’s Guide
The right cooling system depends on where you need comfort, whether your home has usable ducts and how the equipment can be installed. Start with those questions before choosing a brand.

Start with the rooms you want to cool
Are you cooling the whole home, a hot upstairs bedroom or an addition? List the rooms that become uncomfortable, when the problem occurs and whether doors stay closed at night. An installation designed around an open living area may not answer a complaint about a separate bedroom.
For a Vancouver home with forced-air heating, ask whether the existing ducts and indoor equipment can support a suitable central cooling system. For a home with baseboards or hydronic heating, ask how ductless equipment could serve the rooms you use most.

ENERGY STAR describes ductless systems as an option for homes or areas without ductwork, and for supplementing an existing system. Their suitability still depends on the proposed installation. Read the ductless heating and cooling overview.
Ask these questions during the home assessment
- How was the capacity selected? Ask what was considered beyond floor area, including windows, sun exposure, insulation and the rooms served.
- How will air reach the problem rooms? Point out a warm upper floor, a closed bedroom or an occupied suite.
- Where will equipment and lines go? Review outdoor placement, service access, indoor appearance and condensate drainage.
- What sound information is available? Ask for the proposed equipment’s sound data and discuss nearby bedrooms and neighbours.
- What is included in the finished job? Confirm electrical work, any duct changes, wall penetrations, controls, applicable permits and cleanup.
Request the exact indoor and outdoor model numbers and a written scope. A quote that names only a brand leaves important choices unresolved.
For a condo or townhouse, clarify approvals early
If your property is part of a strata, contact the strata manager before committing to the installation. Ask which documents and approvals your particular building requires. Useful proposal details include equipment locations, line routes, penetrations, drainage and sound information.
Do not assume a neighbour’s installation gives automatic approval for yours. Include any restrictions or written requirements in the contractor’s assessment. This is a planning step; the building’s own process determines what must be submitted.
Should you compare a heat pump with cooling-only AC?
Yes, if heating is also part of your plan. BC Hydro explains that heat pumps can heat and cool a home, with both ducted and ductless choices. Ask for the installed cost and heating scope of each suitable option. See BC Hydro’s system overview.

Cooling installation questions
Can one indoor head cool several bedrooms?
Ask the designer to explain airflow and coverage with bedroom doors in their usual positions. Do not assume one head in a hallway provides the same control as a design serving each room.
Is ductless always cheaper than central AC?
Compare complete scopes. The number of indoor units, installation routes and electrical work can change the comparison, as can modifications to an existing duct system.
What if I already have AC that is not cooling well?
Start with a cooling system assessment if you want to understand the fault before considering a new installation. Describe which rooms are affected and when performance changed.
